This document outlines the comprehensive terms and conditions for all reservations, payments, cancellations, and guest conduct at Sultana Resort Niagara. By proceeding with a booking, you and all members of your party acknowledge, understand, and agree to be bound by the policies described herein. Please read this policy carefully and retain a copy for your records.
All reservations must be made through our official website or authorized booking channels to be valid. A booking is not considered confirmed until you receive a confirmation email from Sultana Resort Niagara, which will serve as your official reservation contract. This email will contain your specific booking dates, total rate, and a summary of this policy.
Our reservation is for a single, luxurious 4-bedroom duplex villa with a standard occupancy maximum of 10-12 people. For your comfort and safety, we can provide up to two (2) extra mattresses upon request for an additional fee. The total number of guests, including all adults and children, must never exceed the stated maximum occupancy. Over-occupancy constitutes a direct violation of this policy and may result in immediate termination of your stay without refund.
Check-in: Standard check-in time is 1:00 PM on your arrival date. Early check-ins are subject to availability and may incur additional fees. Please contact us in advance to arrange early check-in.
Check-out: Standard check-out time is 11:00 AM on your departure date. Late check-out is subject to availability and additional charges. Failure to vacate by the scheduled check-out time may result in charges equivalent to one night’s stay.
To ensure security for all guests and our property, the primary guest must:

This deposit serves as security against potential property damage during your stay and will be held until after check-out and property inspection.
To receive a full refund of your total booking amount, cancellation must be made at least 72 hours before your scheduled check-in time.
Cancellations made less than 72 hours before check-in will incur a cancellation charge of 35% of the total booking amount (excluding damage deposit).
Failure to arrive without prior notification constitutes a “no-show” and will result in reservation cancellation with no refund issued.
All eligible refunds will be processed via the original payment method within 7-10 business days, subject to your financial institution’s processing time.
To ensure a safe and respectful environment for all guests, the following are strictly prohibited:
The use, possession, or distribution of illegal drugs or narcotics is strictly forbidden. This violates Canadian law and will result in immediate termination of your stay without refund and may be reported to authorities.
For guest and staff safety, firearms, ammunition, knives (except standard kitchen utensils), and any weapons are prohibited. Violations result in immediate expulsion.
Sultana Resort Niagara is a completely smoke-free facility. This prohibition includes cigarettes, cigars, pipes, vaporizers, e-cigarettes, and cannabis. Smoking is prohibited inside the villa and in designated non-smoking outdoor areas.
To ensure comfort for all guests, particularly those with allergies, we maintain a strict no-pet policy. Pet presence will result in immediate stay termination without refund and a CA$300 sanitization fee.
As a single-occupancy rental, guests must respect the serene environment and neighboring properties by maintaining reasonable noise levels, especially during quiet hours.
Any illegal activities, including disorderly conduct, will not be tolerated. The resort reserves the right to terminate stays for such violations.
Amenities including Kids Playzone, Badminton Court, and Soccer Field are exclusively for registered guests. Please use responsibly and follow all posted guidelines
The damage deposit will be held until property inspection following check-out and covers costs associated with guest-caused damages.
Damage includes any physical harm or impairment beyond reasonable wear and tear, including but not limited to:
The primary guest is fully responsible for all damages caused by any member of their party. Repair or replacement costs will be deducted from the damage deposit.
If damage costs exceed the deposit amount, you remain liable for the full balance. An itemized invoice will be provided, with payment required within 14 days of receipt.
This policy is governed by the laws of Canada and the Province of Ontario. You irrevocably consent to the exclusive jurisdiction of Ontario courts for any disputes arising from your reservation or this policy.
If any provision is found invalid by a competent court, the remaining provisions remain in full force and effect, with courts endeavoring to give effect to the parties’ original intentions.
Sultana Resort Niagara is not responsible for personal injury, property loss or damage, or other claims arising from your use of resort amenities or services.
You agree to indemnify and hold harmless Sultana Resort Niagara, its owners, employees, and agents from all claims, liabilities, damages, costs, and expenses (including legal fees) arising from your breach of this policy or conduct on the property.
Sultana Resort Niagara reserves the right to amend this policy at any time. The current version will always be available on our website. Continued use of our services after changes constitutes acceptance of the revised policy.
